Mr. Berinder Sahni

Principal Officer, SWAMIH Fund (TBC)

Mr. Berinder Sahni is the Principal Officer of the SWAMIH Investment Fund (Special Window for Affordable and Mid-Income Housing), a Government of India–backed Category II Alternative Investment Fund sponsored by the Ministry of Finance and managed by SBICAP Ventures Limited. In this role, Mr. Sahni leads the Fund’s investment, restructuring and resolution strategy for stressed and stalled real estate and housing projects across India, with the objective of ensuring last-mile funding, timely project completion, and protection of homebuyer interests.

Mr. Sahni is closely involved in evaluating, structuring and monitoring complex investments in distressed real estate assets, working alongside lenders, insolvency professionals, developers and regulatory authorities to revive projects facing financial or operational distress. He plays a key role in designing financial solutions under the Insolvency and Bankruptcy Code, 2016 and outside court-driven processes, particularly for large-scale housing projects impacting thousands of homebuyers. His work contributes directly to restoring market confidence in the real estate and affordable housing ecosystem.

He has been actively associated with several high-value resolutions of stalled housing projects through SWAMIH, enabling the completion and delivery of homes to buyers while ensuring recovery for lenders and other stakeholders. Mr. Sahni routinely engages with financial institutions, asset reconstruction companies, resolution professionals and government bodies, and provides strategic oversight on project-level restructuring, funding tranches, and implementation milestones.

Before assuming his current role, Mr. Sahni held senior positions in project finance, stressed asset resolution and investment management, with extensive experience in infrastructure, housing and financial services. He brings deep domain expertise in credit appraisal, turnaround strategy and stakeholder coordination, making him a key figure in India’s efforts to address distress in the real estate and housing sector through institutional and policy-driven solutions.
